HOW IT WORKS
Naturally, each project we take on is unique, but given below is a brief guide as to how a development progresses from start to finish.
- Our team will locate a site of interest and make contact with the owners, or alternatively the proprietors approach us (see "What we Buy"). At this point an appointment is made for a no obligation site
viewing, at which we can discuss what can be achieved and also utilise the opportunity to get to know the client and any specific requirements they may have.
- From the site viewing we can then carry out calculations and research to devise a proposal. Once the client is happy to go ahead we can then agree a price and sign the contract, or option agreement.
- Our team of specialists, including an architect, planning consultant, and highways agent, will then conduct a comprehensive site survey at no cost to the client. From here we aim to have the planning application prepared and submitted within eight weeks. The typical time period for a planning application to be passed is a further eight weeks, but of course as each site and council is different in certain cases the process can take longer.
- Once planning is obtained, we aim to complete the transaction within twenty eight days of the pass date. This time period can of course be extended at a clients request, for example if they are still living in
the property at this point.
As you can see, at no cost to the client, we carry out all surveys and necessary work while all you have to do is make an appointment, consider our proposal, sign the contract and sit back and wait for your asset to reward you.
